Frequently asked questions

What is a CDD?

A Community Development District is a local special-purpose government, created under Chapter 190 of Florida Statutes, that funds roads, drainage, amenities and other infrastructure in a new community. Homeowners repay it through a yearly assessment on their property tax bill.

Is a CDD the same as an HOA?

No. The CDD is a government district billed on your property tax bill; the HOA is a private association billed separately. Many Suncoast communities have both.

Do CDD fees ever go away?

Partly. The debt-service portion ends when the district's bonds are paid off (often 30 years after issue, but check each district's bond documents). The operations and maintenance portion usually continues.

Where does this data come from?

From the Pasco and Hillsborough County Tax Collectors' public tax-roll reports, the FloridaCommerce Official List of Special Districts, and district documents. See our methodology.
